Spring is now underway and there is plenty of activity across Australia’s property markets. The latest Cotality data shows conditions continue to vary considerably between cities, regions and price points, reinforcing that there is no single market experience playing out across the country.

For agents, I think that makes consistency within your own business even more important. You cannot control exactly what the broader market will do, but you can control how many relationships you are building and how effectively you turn those relationships into opportunities.

Consistent listings start well before the listing presentation. They come from having enough face-to-face conversations with property owners, continually growing your database and staying in touch with those people over time.

The strongest businesses tend to have several channels working together. Prospecting creates new relationships, database nurturing develops them, social media keeps you visible and the listing presentation gives you the opportunity to demonstrate why you should be selected.

A strong social media presence means little if there is no process for turning attention into conversations. A database has limited value if nobody is communicating with it. Even the best listing presentation can only produce so much if there are not enough appointments being generated in the first place.

There will always be changes in market conditions, but agents don’t need to wait for the perfect market to build momentum. Creating more conversations, nurturing relationships and remaining visible gives you a much stronger foundation for producing listing opportunities consistently throughout the year.
